A scope-and-feasibility study for MCC's proposed ~17,000 sq.ft Bizlike facility near Kottakkunnu, Malappuram — turning a broad wishlist into six buildable components, each with an operating model, partnership strategy and rough-cut financials, so MCC could make confident build decisions.

The challenge The Malappuram Chamber of Commerce (MCC) — an autonomous association supporting entrepreneurs since 2007 — was developing a new ~17,000 sq.ft facility near Kottakkunnu, Malappuram, to be run by an MCC-driven LLP (the "Bizlike" project). MCC wanted to turn a long wishlist of possible uses — export-import hub, 3D-printing lab, robotics & AI, digital marketing hub, studio, event hall, logistics, startup incubation, commercial space — into a clear, financially viable plan. The brief: decide what to actually build, how to run it, and at what price points. Our approach We began with structured deliberations with MCC officials to capture their constraints and intent, then ran a primary market study of prospective users and an environment scan of the region. We surveyed entrepreneurs and students on their requirements, willingness to pay, and most-wanted amenities, events and support systems, and benchmarked local supply. From this we redefined a focused, decision-ready scope and produced operating models and rough-cut financials for each component. Scope we recommended We consolidated the wishlist into six buildable components: 1. MCC office & administration facility 2. Co-working space & business innovation centre 3. Digital marketing hub & YouTube studio 4. Multipurpose hall 5. Commercial space 6. Export-import & logistics hub Market findings — co-working & innovation centre The regional context supports demand: 6 engineering colleges and 4 MBA colleges nearby, only 4 co-working spaces in Malappuram district versus 17 in neighbouring Kozhikode, and a prevailing rate of ₹5,000–6,000 per seat. Most respondents were B.Tech students/graduates followed by MBA students, drawn largely from a 20–50 km radius of Malappuram town, and most startups were in IT services (with e-commerce and ed-tech emerging) — so the facility should be built around IT-centric infrastructure. Key requirements that emerged: - High-speed internet was a universal "must-have". - Subscription access to software was a significant need — best offered centrally. - 3D printer, desktop CNC mill and laser cutter were the most-wanted innovation tools. - Meeting rooms, cafeteria and lounge (formal, semi-formal and informal meeting spaces) ranked highest among general facilities, with a seminar hall and a small library next. - Conferences/seminars and business workshops were the most expected events. - Marketing assistance was the most sought-after startup support, followed by mentoring and then fundraising. Recommended operating model & infrastructure 24/7 accessibility, location, amenities, security and membership cost drive co-working choice. We specified an air-conditioned space with ~100 workstations (70 open + 30 closed cabins, 25 reserved for startups), up to 250 Mbps internet (with the option of an in-house server), a 200+ sq.ft lounge, discussion/Skype/phone-booth rooms, a 15-seat conference room, cafeteria + library, and UPS power. A ~600 sq.ft business innovation centre would house AI, 3D-printing and robotics tooling. We also defined the required admin/event/payment/grievance systems, flexible rental plans, and partnership mechanisms (ED clubs, engineering departments, KSUM-style support, NGO/corporate tie-ups, mentor empanelment). Component financials & pricing (rough-cut) - Co-working & innovation centre: ~₹45–55 lakh of support infrastructure beyond the built area; individual workstations at ₹4–6K/month, 3–4-seat cubicles at ₹18–20K. - Digital marketing hub & YouTube studio: ~₹5–7 lakh infra; studio rentable at ₹5–7K/day, with digital-marketing services billed per project. Best run by an experienced team on a lease or profit-share basis. - Multipurpose hall (product launches, events): ~₹10–15 lakh infra; ₹25–40K/day for a 50–100-seat hall, or hourly rates. - Commercial space (first floor): ₹40–50 per sq.ft per month; given the nearby tourist spot, entertainment-oriented use is worth considering. - Export-import & logistics hub: viable as a consulting/handholding service plus legal-assistance and arbitration; a full hub needs more land and MCC clarity, ideally via a team of lawyers, company secretaries and exporters. Other recommendations We also covered enabling infrastructure — waste/sewage handling suited to the tropical hillside terrain (and door-to-door collection tie-ups), and rooftop solar (off-grid, on-grid or hybrid; ~₹24–30/W, ~₹58,000–70,000/kW installed). General ideas to lift footfall and monetisation included a premium coffee shop for informal networking, a membership-card points scheme, IAS-prep tie-ups using the hall, a rooftop restaurant/pool to leverage the location, and designing the centre as a "business museum" celebrating Malappuram's enterprise legacy.

Delivered a decision-ready blueprint: a focused six-component scope, an operating and partnership model for each, market-validated amenity priorities, and rough-cut investment and pricing benchmarks — giving MCC the basis to take the Bizlike LLP project forward with confidence.
